I LOVE Selling Unique Houses

 Every so often, I get an opportunity to “live on the edge” by taking on a “challenge” of selling a house that’s not like all the others.
The first battle of the challenge is getting my arms around what the house IS . . . and how/why it got to be that way.
Then we start wondering how we are going to PRICE it? What justification for value can we make if NOTHING like it in the market has EVER sold?
These are Nonconformist houses, and I LOVE’m!
This particular house is smack dab in the middle of a neighborhood of 1950’s built brick ranches in the 1200 square foot, single family range.
The current owner bought it over 50 years ago and has added additions as the family grew. It is now configured as 4 completely self-contained “Apartments” encompassing 3,675 Square feet of living space – WOW!
One might think that it would be a great candidate as an income producing property for an investor – a quadplex – but there are couple of issues with this strategy. The value as a multi-family building would be lower than as a single family (based on comparable sales in the area). the other issue is that it is ZONED for single family . . . so we’re selling it as a single family.
and picking the price out of thin air (well not completely thin air) based on similar square footage single family houses sold within a few miles.
So . . . we have a “Family compound” on a 0.3 acre lot 🙂
OH! the possibilities are endless. A buyer could create a bed and breakfast or acquire a zoning variance to allow it to be a quadplex . . . or could owner-occupy one unit and rent the others to friends and family . . . or a parent could put a college student in one unit and have fellow class-mates in the others.
